DESIGN BRIEF/SCOPE OF WORK

The project scope involves several key aspects to meet the homeowner's needs:

1.      Security: Implementation of robust security solutions to ensure the homeowner's property remains secure during their frequent work-related travels. 

2.      Fall Prevention: Installation of fall prevention screens to safeguard the homeowner's young child, whilst still being able to open the windows and enjoy the breeze.

3.      Uninterrupted Views: As the property is situated directly on the Doomben Racecourse and the homeowner is an avid horse racing fan, it is essential to maintain uninterrupted views of the racecourse.

4.      The home, an older style Queenslander, also features traditional open-out awning windows so an application was needed to maintain accessibility to operate them.

 

NAMES AND FEATURES OF THE SECURITY SCREEN PRODUCTS USED

1. ForceField – Sliding Stacking Doors, Hinge Doors, Fixed Windows and Hinge Windows

Features:

-          Exceeds Australian Standards tests for security products.

-          Offers a 156-degree viewing angle.

-          Provides high security while maintaining visibility and aesthetic appeal.

Additionally, the hinge windows were used on the awning windows to:

-          Allow breezes in.

-          Provide security.

-          Enable easier operation of the windows.

2. Guardian – Fixed Windows

 Features:

-          Seamlessly blends with the ForceField product.

-          Offers a large viewing angle.

-          Suitable for second storey windows in fall prevention settings.

 

SECURITY AND SAFETY

The customer travels for work. So, security was important. He needed to be able to lock up the home and have peace of mind knowing that its safe. Josh from Bespoke Screens & Security is confident recommending Prowler Proof products as they have extra features and benefits that other brands don’t provide, including Hidden Installation Technology which removes access to fixing points making them more tamper resistant. Also, their Performance + extended strikes. Locking points are always the most vulnerable to attack, so these extended strikes increase the resistance to jemmy attacks, and they come standard with all Prowler Proof sliding security doors featuring Lockwood triple point locks.

 

DESIGN AND INNOVATION

As mentioned, the Queenslander is a mix of old and new, is has shifted with time, making most of the openings out of square which is challenging when it comes to installing security screens. The home also had a lot of features that the homeowner wanted to maintain, so we worked around the low French door handles by adjusting the lock heights for ease of use on the hinge doors, that secure these openings upstairs.

 

FUNCTIONALITY AND BENEFITS

The hinge window is an innovative product in that it can be installed from the inside of the home and that enables a strong security solution when locked, can be opened to enable to operation of the older style awning windows when unlocked, and can be completely removed for cleaning.

ForceField seamlessly blends with the Guardian product, making them a perfect pairing for homes with second storeys and the need for a fall prevention screen to be installed.

The Forcefield single open in hinge security screen doors, paired with build outs and jamb adaptors allow for seamless integration with the current French doors and plantation shutters, while maximising visibility for an unobstructed view

INSTALLATION OVERVIEW

Being the older style character home that it is, with years and years of house movement, means some of the openings aren’t plumb and square anymore, furthermore there was a unique challenge of fitting some of the ‘open in’ hinged security screen doors within the slim space of the timber open out French doors, and the pre-installed plantation shutters without compromising the usability of either.
To overcome this Josh used low profile build outs to provide a true and plumb attaching point, also reducing the width of the opening just enough so as the screen door does not clash with the plantation shutter on opening. He then installed jamb adaptors, creating the new installation frame and rebate for the modern style security door.
To ensure the louvres on the plantation shutters continued to operate fully, Josh ordered the new screen door with the Lockwood 8654 handle height set to fit precisely between the upper and lower louvre banks contained with plantation shutter panels.

This allows us to use modern day security, with seamless integration while retaining the character style of the home.
